What is Redpoint?

Redpoint is a Tallahassee community of apartments and townhomes, designed especially with Florida State students in mind – in a great location and at attractive rates. All in a beautiful neighborhood setting, just minutes from campus.

Is Redpoint part of Florida State University?

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at Redpoint has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your home are empty, you only pay the rate for your bedroom. What is included in the rate?

Each resident at Redpoint pays a flat rate that includes:

  • Complete set of furniture
  • High-Speed Internet
  • Washer and dryer in each home
  • On-site management
  • Water/sewer and trash disposal
  • Community features – pools, fitness center, etc.
Are the homes furnished?

Yes, all homes include a complete set of custom furniture at no extra charge, including full or queen beds, desks and chairs, leather-style sofa and side chairs, dining set and coffee/side tables. To see a sample of the furniture and other finishes, please visit our model cottage.

When do the contracts start and end?

The standard term is August 14, 2024 to July 22, 2025, with payments made in 12 equal installments. Limited alternate dates may be available; please inquire with our staff. Click here to see a sample Housing Agreement.

Is a co-signer or financial guaranty required?

Each resident must pay an administrative fee within 7 days after signing the Housing Agreement. This fee is reduced significantly if the resident provides a qualifying guarantor (often a parent) for their financial obligations under Housing Agreement.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. Redpoint also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at Redpoint?

Your living costs at Redpoint can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at Redpoint. Normal payment deadlines will continue to apply.

Is Redpoint open to non-students?

Nearly all the residents at Redpoint West Tenn are students at Florida State University and the per-person contracts are also designed with students in mind. Residents/families with children are welcome. There is no extra cost for minor children in the care of adult residents, other than regular charges for each bedroom space selected by the resident. A minor occupying a bedroom space rented by a parent, guardian or person with legal custody is not considered a breach of the Housing Agreement or a violation of the rules. Redpoint is an Equal Opportunity housing provider and welcomes applications from non-students. In order to match student roommates in shared apartments, we will request roommate consent for any non-student occupants.

What kind of safety and security are provided?

Redpoint offers controlled access to each home and bedroom with a secure electronic key system. Management staff are also on-site and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

Redpoint is pet-friendly, subject to limits on animals and breed. The community is smoke-free in all indoor areas. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at Redpoint?

Redpoint offers ample parking for residents. Limited guest parking is also available – please inquire.

What other transportation options will I have?

The shuttle bus stops right near Redpoint every 15 minutes when school is in session, 7:00am to 8:00pm Monday to Friday during fall and spring and 7:00am to 5:00pm Monday to Friday during the summer semester.

Can I see a model home?

Yes. Please request an appointment for a personal tour, or just stop by to see us and we’ll be happy to show you the community.

The first regular rent installment and annual administrative fee are due August 1, 2024. Approved guarantor or alternate partial prepayment required. All agreements are subject to management approval under regular application policies. Special offers, including discounted rates, may not be combined.
